		<description>Great post. I have actually dealt with a similar situation to your case. Unfortunately this is one of the only set backs in tax lien investing. It is a win win situation but the owners are protected in the unfortunate incident of death.</description>

It is sad that there was no government oversight and lenders were extremely greedy and thought too much about their own personal benefit and not of the home owners or the American economy in general.  As with the Savings &amp; Loan disaster in the 80s, it will take maybe 10 years for real estate to recover and become a real investment for families once again.  Regardless, people still have to live someplace and I hope that the Obama presidency will be able to create enough solutions to revitalize the RE market.

This exemption is often available to even those that are facing a short sale on an investment property or second home.  If  your tax adviser doesn&#039;t know what the heck you are talking about, tell them to research IRS form 982 to figure it out.
